Who built The Plantation?
Centex began the community in 2006, and Pulte Homes — which absorbed Centex in 2009 — completed the build-out across the two villages: Bridgetown (985 homes) and Somerset (734 homes), per Lee County GIS. The Hurdzan-Fry golf course anchors the plan, and the community sits inside the wider Arborwood development plan, which is why the tax bill's district line reads Arborwood CDD (market coverage plus county records, checked August 2026).
Is The Plantation age-restricted?
No. Bridgetown at The Plantation's recorded Declaration of Covenants, Conditions, Restrictions and Easements (Lee County Instrument 2007000062257) contains no age restriction — a full read of the 182-page instrument found no 55+, housing-for-older-persons or HOPA provision. The Plantation reads as an all-ages community, and some listing sites label it '55+' although these recorded covenants do not. This is the Bridgetown village's recorded declaration; Somerset village's own declaration is still being confirmed (governing document reviewed August 2026).
Who runs the HOA at The Plantation?
There is no single master association. The Plantation's two villages each govern themselves: Bridgetown at The Plantation Community Association, Inc. (Sunbiz N07000000985, incorporated 2007) covers the 985-home Bridgetown village, and Somerset at The Plantation Community Association, Inc. (Sunbiz N06000009186, incorporated 2006) covers the 734-home Somerset village. Which association — and which fees and rules — apply depends on the village your home sits in (Florida Division of Corporations records, checked August 2026).
Can a home in The Plantation be rented out?
Yes, on written leases — but a lease must run at least one month, a home may be leased no more than three times in any twelve-month period, and only the entire home may be leased (no renting individual rooms). A copy of the lease goes to the association before it starts, and it must list the tenants, their vehicles and their pets (Bridgetown at The Plantation's recorded Declaration of Covenants, Conditions, Restrictions and Easements (Lee County Instrument 2007000062257), section on Leasing, reviewed August 2026). This is the Bridgetown village's recorded rule; the Somerset village runs its own association and may set different terms — confirm with the association for the village you're buying in.
What are the pet rules in The Plantation?
Pets must be caged, carried or on a leash whenever they're outside the home, can't be left outside or on a lanai with no one home, and can't be bred or kept for any commercial purpose; owners must pick up waste immediately, and the board can require a nuisance pet (persistent barking, for example) to be permanently removed after written notice (Bridgetown at The Plantation's recorded Declaration of Covenants, Conditions, Restrictions and Easements (Lee County Instrument 2007000062257), section on Animals, reviewed August 2026). Can you keep an RV, boat or work truck at a home in The Plantation?
Only inside a fully enclosed garage. The recorded declaration allows only four-wheel passenger vehicles to park in the open; trailers, boats, campers and other vehicles must be garaged, and even motorcycles are restricted to the garage. Delivery and service trucks are allowed during daylight hours, and garage doors must stay closed when a vehicle isn't entering or leaving (Bridgetown at The Plantation's recorded Declaration of Covenants, Conditions, Restrictions and Easements (Lee County Instrument 2007000062257), sections 15 and 26, reviewed August 2026). Can you put up a fence in The Plantation?
No — the recorded declaration states plainly that no fence of any type, including invisible (electronic) fencing, may be erected on a lot (Bridgetown at The Plantation's recorded Declaration of Covenants, Conditions, Restrictions and Easements (Lee County Instrument 2007000062257), section 16, reviewed August 2026).
