Questions residents ask

Answers name the recorded instrument they came from and the month it was read. The citation sits in the sentence, not in a badge.

Is Pelican Preserve gated?
Yes — Lee County records list it as a gated community.
What evacuation zone is Pelican Preserve in?
Zone D, per Lee County Emergency Management (checked August 2026). Always confirm your exact address on the county's official lookup before a storm. Check your address ↗
What day is trash pickup in Pelican Preserve?
Tuesday for trash and recycling, with horticulture and bulk pickup on Friday, per the City of Fort Myers collection map (checked August 2026).
What county commission district represents Pelican Preserve?
District 2 — Commissioner Cecil Pendergrass, per Lee County GIS (checked August 2026).
Who built Pelican Preserve?
WCI Communities began the community in 2001, and Lennar completed the build-out of all 2,498 homes (per the association's own history page, checked August 2026).
Is Pelican Preserve a 55+ community?
Yes. Pelican Preserve is an age-restricted 55+ community: the recorded community declaration requires at least one resident aged 55 or older in each occupied home, children under 18 can visit for up to 30 days a calendar year but can't live there, and the association verifies ages at resale or lease. The board can grant limited waivers for buyers aged 50–54 as long as at least 80% of homes keep a 55+ resident (recorded Community Declaration Article 5, instrument 5303163, reviewed August 2026).
What are the pet rules in Pelican Preserve?
Up to two four-legged household pets — dogs, domestic cats, and other animals the association expressly permits — per home, with no size restriction in the community declaration. Pets live indoors, go outside only under the association's rules, and owners must clean up after them; a pet that becomes a nuisance can ultimately be ordered removed. Your neighborhood association can set stricter standards, so check both before you buy (recorded Community Declaration section 7.6, instrument 5303163, reviewed August 2026).
Can you keep an RV, boat or work truck at a home in Pelican Preserve?
Not outside. Trucks, trailers, campers, boats, boat trailers and recreational vehicles can't be parked in a driveway, on a lot, or on common areas for more than 24 continuous hours (delivery stops are fine), and vehicle or boat repair beyond very minor work isn't allowed. Garages can't be permanently converted to other uses without an approved replacement, so garage storage stays available (recorded Community Declaration section 7.4, instrument 5303163, reviewed August 2026).
Can you put up a fence in Pelican Preserve?
No — fences aren't permitted on lots or neighborhood common areas. The one exception: an invisible (underground) fence for controlling pets on your own lot (recorded Community Declaration section 7.29, instrument 5303163, reviewed August 2026).
Is Pelican Preserve in a flood zone?
It's split — about 50% of its mapped flood features are zone X, outside the high-risk area, with about 50% in zone AE. That's county map data — not a flood determination for insurance or lending purposes — so check your parcel on the official lookup.
