Questions residents ask

Answers name the recorded instrument they came from and the month it was read. The citation sits in the sentence, not in a badge.

Is Pelican Landing gated?
Yes — Lee County records list it as a gated community.
What evacuation zone is Pelican Landing in?
Zone A, per Lee County Emergency Management (checked August 2026). Always confirm your exact address on the county's official lookup before a storm. Check your address ↗
What day is trash pickup in Pelican Landing?
Monday & Tuesday, per the county's collection map (checked August 2026).
What county commission district represents Pelican Landing?
District 3 — Commissioner David Mulicka, per Lee County GIS (checked August 2026).
Who developed Pelican Landing?
WCI Communities developed the community beginning in the early 1990s; the community association itself was incorporated in August 1988 (Sunbiz record; developer attribution from market sources, checked August 2026).
Is Pelican Landing age-restricted?
No. The community's Amended and Restated Declaration and General Protective Covenants (January 1991, as amended) contains no age restriction (reviewed August 2026 in the compiled edition the association publishes in its own governing-documents library).
Can a home in Pelican Landing be rented out?
Yes, with limits that depend on where the home sits: units in a neighborhood with its own neighborhood association may be leased up to four times per year, units in a neighborhood without one only once per year — both with a thirty-day minimum lease term, counted by the year the lease term begins. These master limits override looser neighborhood rules but yield to stricter ones, so check your neighborhood's documents too (Amended and Restated Declaration and General Protective Covenants, leasing-of-units covenant, association's compiled edition reviewed August 2026).
What are the pet rules in Pelican Landing?
Up to two usual household pets such as dogs or cats per home (fish don't count toward the limit). Pets must be carried or leashed whenever they're outside the home, are only allowed on common areas the association designates, and waste must be picked up immediately; no commercial breeding or keeping, and a pet that roams free, makes objectionable noise or becomes a nuisance must be removed at the board's request (Amended and Restated Declaration and General Protective Covenants, animals covenant, association's compiled edition reviewed August 2026).
Can you keep an RV, boat or work truck at a home in Pelican Landing?
Only in an enclosed garage with the door kept closed, or in an area the board or your neighborhood association designates. The list covers commercial vehicles, tractors, mobile homes, motorhomes, RVs, trailers, campers, motorcycles, mopeds, horse trailers, golf carts, boats and boat trailers, plus inoperable or unlicensed vehicles. Lawn parking is prohibited, and on-street parking is allowed only between 6 a.m. and midnight — a vehicle in violation can be towed twenty-four hours after notice (Amended and Restated Declaration and General Protective Covenants, vehicular restrictions, association's compiled edition reviewed August 2026).
Can you put up a fence in Pelican Landing?
Not without approval — hedges, walls, dog runs, animal pens and fences of any kind are prohibited on any unit except as approved through the declaration's design-review article, and nothing may block safe sight lines at street corners (Amended and Restated Declaration and General Protective Covenants, fences covenant, association's compiled edition reviewed August 2026).
Is Pelican Landing in a flood zone?
Its mapped flood features break down as 40% zone AE (high-risk area), 40% zone VE (coastal high-risk area), 20% zone X (shaded) (reduced-risk area). That's county map data — not a flood determination for insurance or lending purposes — so check your parcel on the official lookup.
